affordable housing units in 15 buildings on 2 sites. The work was
driven by a 30-day phased construction schedule, based on an 18 to 21
workday period. The owner adjusted each unit’s final work scope two
weeks prior to tenant move-out. During construction, we implemented
safety procedures to safeguard the well being of the tenants in the
surrounding densely populated and heavily trafficked buildings. We exercised significant logistical planning and
coordination of materials delivery and storage, as well as subcontractor
collaboration and activity monitoring to ensure completion of each
building.</span><br />

<span style="font-family: Arial,Helvetica,sans-serif;"><span style="font-size: small;">The 2014 US Government shutdown delayed the start of the project by 3 months, resulting in significant scheduling revisions, a need for material storage, and additional subcontractor and vendor coordination. Buchanan met and often exceeded the turnaround times. We assisted with the on-site organization of storage pods, and the packing and unpacking of tenant belongings including disassembling and reassembling of furniture.<br /><br />Interior work called for all new finishes including updated cabinets, flooring, appliances, and plumbing and electrical fixtures. We replaced the plumbing fixtures with low flow products, and installed energy efficient electrical fixtures. <span style="font-family: Arial,Helvetica,sans-serif; font-size: small;">The 12,000 SF multiuse building is constructed of 21 modular units that were placed around a built-on-site theater space and scene shop. The 72 augercast pilings, designed to compensate for the peat soil composition, provide a solid structural foundation. The building footprint, which extends to the property lines and a major arterial, generated a need for owner/neighbor dialogue and right-of-way solutions.</span><br />

The multi-use space and scene shop were built on location, and the modules were constructed 98 miles north of Seattle, and trucked down and set in place during off-peak hours.<br /><br />Buchanan was brought on board during the predesign phase and assisted in developing the design team, the logistics and value engineering options, and the project budget over the twelve months prior to start.<br /><br />The modern industrial style and color of the annex, along with the open concept cafe, and the beloved Taproot theater troupe make it one of Seattle's many urban focal points.</span></span></span></div>

The facility is the electrical power grid operations center for the region, running at full operations 24 hours a day, 7 days a week. </span></span></span><br />

<span style="font-family: Arial,Helvetica,sans-serif;"><span style="font-size: small;"><span style="color: #333333;">To maintain continuous operations, each detail of every task had to be carefully planned out, and reviewed by the facilities managers, then evaluated by the workers impacted, and finally, supported by a back-out or escape plan in case of an emergency.<br /><br />Buchanan provided all new mechanical and electrical systems upgrades. The mechanical and electrical contracts each exceeded $1 million. We replaced emergency back-up generators, installed seismic upgrades, and provided hazmat abatement services. We reconfigured spaces to accommodate new conference rooms, training rooms, and kitchens to multiple masonry buildings. <br /><br />Additional work included installing a high security barrier at the entrance to the facility, all new landscaping on the south side of the facility, and construction of an ornamental courtyard. <br /><br />Buchanan facilitated the work while meeting strict security requirements. Additional crews and processes were employed to protect sensitive equipment and to ensure that power was maintained at all times. Safeguards included obtaining mid-level security clearances for the crew, scheduling escorts for secured areas, implementing the most cost effective and least destructive design changes, and developing room-specific mobilization/backout plans in case of an emergency. <br /><br />Dust and noise mitigation methods were implemented for over 50% of the spot locations because of proximity to sensitive equipment.
