FAMILY TREE / LINCOLN WAY AFFORDABLE HOUSING REHAB

Buchanan rehabilitated 199 affordable housing units in 15 buildings on 2 sites. The work was driven by a 30-day phased construction schedule, based on an 18 to 21 workday period. The owner adjusted each unit’s final work scope two weeks prior to tenant move-out. During construction, we implemented safety procedures to safeguard the well being of the tenants in the surrounding densely populated and heavily trafficked buildings. We exercised significant logistical planning and coordination of materials delivery and storage, as well as subcontractor collaboration and activity monitoring to ensure completion of each building.

New finishes included cabinets, flooring, appliances, and plumbing and electrical fixtures.  The electrical and plumbing fixtures and appliances met Evergreen standards, and we monitored VOCs and NAUF content on relevant materials. Exterior work included new roofing on 4 buildings at Lincoln Way, and new siding on all 15 buildings.

The owner had a binding agreement with tenants to meet move-back dates. Buchanan met every date, often proceeding with the next building ahead of schedule, when vacancies permitted.

FIRCREST, VILLA KATHLEEN & EVERGREEN MANOR

2014

This was a major rehabilitation of 84 multifamily affordable housing units in 10 buildings on 3 sites. 

Each of the buildings had a contractual 30-day move-back schedule, with cost impacts dictated by Rural Development for tenant rental assistance in the case of delays. 

The 2014 US Government shutdown delayed the start of the project by 3 months, resulting in significant scheduling revisions, a need for material storage, and additional subcontractor and vendor coordination. Buchanan met and often exceeded the turnaround times. We assisted with the on-site organization of storage pods, and the packing and unpacking of tenant belongings including disassembling and reassembling of furniture.

Interior work called for all new finishes including updated cabinets, flooring, appliances, and plumbing and electrical fixtures. We replaced the plumbing fixtures with low flow products, and installed energy efficient electrical fixtures. Exterior work consisted of new roofing and new siding at all of the sites, new exterior doors and windows as needed, and major sitework to sidewalks and parking areas for ADA compliance.

This was an Evergreen Sustainable Development Standards project with Housing Trust Fund oversight.
TAPROOT THEATER ANNEX

Taproot's community theater annex, with its brilliant orange facade and aluminum trim, is a welcome improvement to this vibrant neighborhood business center.

The 12,000 SF multiuse building is constructed of 21 modular units that were placed around a built-on-site theater space and scene shop. The 72 augercast pilings, designed to compensate for the peat soil composition, provide a solid structural foundation. The building footprint, which extends to the property lines and a major arterial, generated a need for owner/neighbor dialogue and right-of-way solutions.

The annex houses the theater’s offices, a scene shop, multi-use room for performances and rehearsals, kitchen, cafe and an extensive foundation utilized as storage and a crawl space. The multi-use space and scene shop were built on location, and the modules were constructed 98 miles north of Seattle, and trucked down and set in place during off-peak hours.

Buchanan was brought on board during the predesign phase and assisted in developing the design team, the logistics and value engineering options, and the project budget over the twelve months prior to start.

The modern industrial style and color of the annex, along with the open concept cafe, and the beloved Taproot theater troupe make it one of Seattle's many urban focal points.

EVERGREEN VISTA

Buchanan rehabilitated 104 affordable housing units in 11 buildings, a leasing office, and community center. The work was tightly phased to meet a 30-day construction schedule. The owner defined each unit’s final work scope two weeks prior to tenant move-out. Accordingly, we exercised significant logistical planning and coordination of materials delivery and storage, and subcontractor activity.

We installed new cabinets, flooring, appliances, and plumbing and electrical fixtures.  The appliances and electrical and plumbing fixtures met Evergreen standards, and we monitored VOCs and NAUF content on relevant materials. Exterior work consisted of a new building envelope, paint and landscaping. Buchanan adjusted the daily work schedule to accommodate the surrounding occupied buildings.

We worked with the owner to meet a binding agreement with tenants on move-back dates. Buchanan met every date, often proceeding with the next building ahead of schedule when vacancies permitted.
